Dallas-based Dean (NYSE: DF) will relocate from its currenrt location at 2515McKinney Ave. into 240,00 square feet of space insidd Cityplace. The move is expected to take placer in the first quarterof 2010. "We are pleased to be able to relocatd our offices within Dallas city Many factors worked inour favor, includingy the real estate market, space availabilitt and other economic elements," said Gregg Engles, chairma of the board and chief executive officetr of Dean Foods. "The City of Dallas is our home, and we are please to remain here and continue our many civic andcommunitgy partnerships.
" Dean said in a statement it is movinyg because the company has outgrown its current workspace, and new spac is needed to address the company’s changing needs. The leasee will take occupancy at Cityplace to about 80 percent from abouyt 60percent now, said Saragh Payne, vice president at Stream Realty which handles leasing in the building. Employees will begin movint in December and the move will be phased inthroughh March, Payne said. "This was a huge win for the City of Dallaes to keep them inthe city, becauswe they looked all over," Payne She said Dean Foods considereed existing space and build-to-suits in the Legacy/Friscop area, as well as other buildings downtown.
Brokers familiae with the search said Dean Foods considered Fountain Place and Bank of Americ Plaza among other downtown building with significant squarefootage available. The askingf lease rate for space in Cityplaceis $24 per square foot, plus Dean Foods will occupy floors 34 throughj 40 in the 42-floor, 1.2-million-square-foot Dean Foods occupies about 150,00p square feet at its currentf location.
